What the product does

A buyer uploads the paperwork from their transaction — inspection report, disclosures, SPQ, contract, addenda, specialist reports. Limn Pro reads all of it and returns a report covering:

  1. Issues that need attention, separated from ordinary future maintenance.
  2. Estimated repair cost ranges, with a bill of materials where one can be built — likely products, quantities, and ballpark unit prices and labor hours.
  3. Disclosure gaps — what the inspector found lined up against what the seller disclosed, with page numbers.
  4. Permit history from city and county records, laid out as a timeline, with potentially unpermitted work flagged.
  5. A draft negotiation ask — itemized, tied back to the documents supporting each line, and yours to edit before you send it.

Typical turnaround is minutes. The whole design premise is that the buyer is the person with the most at stake and the least support, and that everything they need is already in documents nobody has cross-referenced.

What we can speak to

Topics where we have something substantive to offer beyond a quote about our own product:

  1. Why permit records are so uneven. The United States has thousands and thousands of permitting authorities on different systems with different disclosure practices. Some publish rich histories; some publish no status at all. The variation is a story all its own.
  2. Why repair estimates disagree so wildly. Five credentialed professionals can price the same repairs across a five-fold range. What drives that, and what a homeowner should do with it.
  3. What AI document analysis can and can't do in a high-stakes transaction, including where it fails and why we publish those limits.
  4. Building consent and deletion machinery before launch rather than retrofitting it after a privacy story breaks.
  5. The information asymmetry in residential transactions — who in the room is paid to make the documents make sense to the buyer, and who isn't.

Where we're not the right source: appraisal and valuation, mortgage and lending, and anything requiring us to speak for inspectors, agents, or attorneys as professions.

Getting it right

A few characterizations we'd ask you to avoid, because they'd be wrong:

  1. Not "AI home inspection." Nobody from Limn Pro visits the property. It analyzes documents and public records — it is not an inspection, appraisal, or engineering service.
  2. Not "legal review" or "AI lawyer." It's document analysis. It gives no legal advice and creates no attorney–client relationship.
  3. Not a replacement for professionals. The product's own position is that buyers should verify findings with a licensed professional, and it says so on every report.
  4. Not "guaranteed" anything. Cost figures are planning estimates. Analysis is probabilistic and can be wrong.
  5. No customer claims. We're pre-revenue and in beta. Please don't attribute users, revenue, or funding to us — if you need our stage described, "early, in beta" is accurate.

If you're about to publish a specific claim about what the product does, send it over and we'll confirm or correct it. We'd much rather do that before it runs.
