Your documents are yours.

Limn Pro reads inspection reports, disclosures, and permits — some of the most personal paperwork in a transaction. This page says plainly what we collect, what we do with it, what we keep, and how to make us delete it.

The short version

In one breath

Most companies want every personal detail they can get. We want as few as possible. We don't sell your information. Personal details are filtered out before anything reaches an AI, we keep the bare minimum, and we de-identify even that. Your documents are confidential to your account and are never shared with other Limn Pro users. You can delete your account at any time, and when you do, your documents and personal data go with it.

The rest of this page is the detail behind those sentences. If anything below contradicts that summary, the detail governs — tell us at support@limn.pro and we'll fix the wording.

What we collect

Information you give us

  1. Account information — your email address and password credentials, plus any name or profile details you add.
  2. Documents you upload — inspection reports, seller disclosures, SPQs, permits, photos, and any other transaction paperwork you choose to analyze.
  3. Property details — the addresses you ask us to analyze, and anything you type into a report.
  4. Support messages — what you write to us, including anything you attach.

Information we generate

  1. Your reports — the analysis, risk scoring, cost ranges, permit findings, and document review we produce from your uploads.
  2. Usage records — which features you used and what each report cost us to produce, so we can run the business.
  3. Consent records — which version of our consent language you agreed to, and when.

Information we look up

To build your report we query public and licensed sources about the property — permit records from city and county authorities, assessor data, and comparable cost data. These lookups are about the property, not about you.

How we use it

When you create an account, you're asked to agree to a specific, written set of uses. Those are the uses — not a broader set buried here:

  1. To produce your reports. The primary purpose. Your documents are analyzed, and the results are saved to your account so you can return to them.
  2. To evaluate and improve our analysis. We use uploaded documents and the analysis generated from them for model evaluation, model development, and derived features. This is how the product gets more accurate.
  3. To ask you about outcomes. We may contact you later to ask what repairs actually cost — bids, specialist findings, final numbers — for properties you analyzed. Answering is always optional.
  4. As anonymized evidence. We may use anonymized excerpts in patent filings and in investor or technical review. Anonymized means the excerpt carries no name, email, or account link.
  5. To run and support the service. Authentication, billing, fixing bugs, answering your questions, and keeping the system secure.
What we don't do

We do not sell your personal information. We do not share your documents or reports with other Limn Pro users. We do not hand your information to real-estate agents, lenders, contractors, or data brokers, and we do not use your documents to market third-party services to you.

AI processing

Limn Pro uses AI models to read documents, extract findings, and estimate costs. Two things are worth being precise about:

  1. We remove personal details before AI processing. Personal identifiers are stripped from document text before it is sent to a language model. The model sees the substance of the finding, not who you are.
  2. Results are probabilistic, not fact. Automated analysis can be wrong or incomplete. Verify anything that matters against the original document and with a qualified professional. See our Terms for the full statement of what Limn Pro is and isn't.

We use third-party AI providers to run these models. They process document text on our behalf under contract and are not permitted to use it for their own purposes.

Who we share it with

We share your information only with service providers who need it to make the product work, and only for that purpose. Those categories are:

  1. Infrastructure and storage — the hosting, database, and file storage that run the application.
  2. AI model providers — for the document analysis described above, after personal details are removed.
  3. Data sources — permit, assessor, and cost-data providers, which receive property queries, not your personal information.
  4. Support tooling — our helpdesk, which holds the messages you send us.
  5. Payment processing — if and when you subscribe. We never see or store your full card number.

We may also disclose information if the law requires it, or to protect the rights and safety of our users or of Limn Pro. If Limn Pro is ever acquired or merged, your information may transfer as part of that transaction; if that happens we will say so before it takes effect.

Deletion

You can delete your account yourself, at any time, from Account → Data & privacy in the app. You don't need to ask us, and you don't need a reason.

Deleted permanently

  • Your account, email, and profile
  • Every document you uploaded, including stored files and photos
  • Your properties and all analysis, reports, and legal reviews generated from them
  • Your subscription and billing links

Retained, with no link to you

  • De-identified analysis records — cost ranges, comparables, method version — carrying no name, email, or account link
  • Internal cost and usage ledger entries, with the link to your account severed
  • The record that consent was granted (version and date), with the link to your account severed
This is permanent

Deletion cannot be undone. Your documents and reports cannot be recovered. Export anything you want to keep before you delete.

The retained records exist so our accuracy work survives an individual account being closed — a cost range with no person attached to it. They are not used to re-identify you, and they cannot be traced back to your account.

If you'd rather we handle the deletion, email support@limn.pro. We'll verify that you control the account email, run the same deletion, delete the support conversation itself, and confirm when it's done.

Your rights

Depending on where you live — including under the California Consumer Privacy Act and the GDPR — you may have the right to:

  1. Know what personal information we hold about you and how we use it.
  2. Access a copy of it.
  3. Correct information that's wrong.
  4. Delete it — see above; this one is self-service.
  5. Opt out of sale or sharing. There is nothing to opt out of: we don't sell or share personal information for cross-context behavioral advertising.
  6. Not be discriminated against for exercising any of these rights. Using them will never degrade your service or change your price.

To exercise any right, email support@limn.pro with the account email address. Privacy and deletion requests are escalated to a human immediately — they are never handled automatically. We'll verify you control the account before acting, and respond within the timeframe the applicable law requires.

Security

Your documents are transmitted over encrypted connections and stored encrypted at rest. Access is scoped to your account: reports and documents are readable only by the account that created them. Internally, access to production data is limited to the people who need it to operate and support the service.

No system is perfect, and we won't claim ours is. If you believe you've found a security vulnerability, email support@limn.pro with "security" in the subject line and we'll route it directly — please don't post details publicly before we've had a chance to fix it.

Age

Limn Pro is for adults. You must be 18 or older to use it, and we don't knowingly collect personal information from anyone younger.

Changes to this policy

When we change this policy we update the "Last updated" date at the top. If a change materially affects how we use your information, we'll notify account holders directly and — where the change requires it — ask you to agree again rather than assume your silence is consent.
