Terms of Service

What Limn Pro is — and what it isn't.

These are the terms you accept by using Limn Pro. The most important parts aren't the legal machinery — they're the limits. Limn Pro is a document-analysis tool. It is not an inspection, an appraisal, or legal advice, and it does not replace the professionals who provide those.

1 · The agreement

These Terms of Service are an agreement between you and Limn Pro Inc. ("Limn Pro," "we," "us"). They cover the limn.pro website, the Limn Pro application at app.limn.pro, and any reports or analysis we produce for you (together, the "Service").

By creating an account or using the Service, you accept these terms. If you don't accept them, don't use the Service. Our Privacy Policy is part of this agreement.

2 · Your account

  1. You must be at least 18 years old and able to enter a binding contract.
  2. Give us accurate account information and keep it current.
  3. You are responsible for your credentials and for activity under your account. Tell us at support@limn.pro if you believe your account has been compromised.
  4. One account per person. Don't share credentials.
  5. Limn Pro is in beta. Access and usage may be limited, features may change, and we'll tell you what your limits are before they affect you.

3 · Acceptable use

You may upload documents you have the right to upload, for properties you have a legitimate interest in. You may not:

  1. Upload documents you obtained unlawfully, or that you are contractually barred from sharing.
  2. Use the Service to build a competing product, or scrape, resell, or systematically extract our output.
  3. Reverse-engineer the Service, or attempt to access accounts, data, or systems that aren't yours.
  4. Use the Service to harass, defraud, or discriminate against anyone — including any use that violates fair-housing law.
  5. Interfere with the Service's operation, or circumvent usage limits, rate limits, or security controls.

We may suspend or terminate accounts that violate this section.

4 · Rights in uploaded materials

You represent and warrant that you have all rights, permissions, and authority necessary to upload each document, image, record, and other material you submit to the Service and to have those materials stored, copied, processed, analyzed, summarized, and used to generate reports and other Service output.

You further represent and warrant that your upload, submission, and use of those materials does not violate any confidentiality obligation, license restriction, copyright, privacy right, contractual obligation, or other right of any third party.

6 · Accuracy and interpretation limits

Automated analysis may contain inaccuracies or omissions. Always verify findings against the original documents and with a qualified professional — attorney, inspector, or contractor — before relying on them.

7 · Jurisdictional scope

References to statutes (for example, the California Civil Code) apply only to the jurisdiction indicated and may change over time. Requirements differ elsewhere — confirm the current rules for your location.

8 · No representation; no fiduciary duty

Limn Pro is an independent information tool. It does not represent any party in the transaction and owes no fiduciary duty to any user.

9 · Document-cited findings; public-record limits

Reports describe what the documents you uploaded and the public records the Service was able to retrieve appear to say. Findings are generated from those sources and should be read with the cited source material.

A finding that the Service did not locate a permit, disclosure, repair record, or other public record means only that the Service did not locate that record in the sources searched. It does not mean that no permit, disclosure, repair, approval, inspection, or record exists.

A finding that work may be unpermitted, undisclosed, incomplete, inconsistent, or unusual is not a determination that any person acted unlawfully, improperly, negligently, fraudulently, or in breach of any obligation.

Information sourced from inspectors, public records, or third-party providers is provided "as is" and is not independently verified by Limn Pro, and may not reflect current conditions.

10 · Contractor types and providers

The Service may identify a type of contractor, trade, specialist, or service provider that may be relevant to a document-cited issue. The Service may also display third-party provider information. That information is not a referral, endorsement, recommendation, warranty, guarantee, or verification.

Unless we clearly disclose otherwise at the point the information is shown, Limn Pro does not supervise, control, employ, vet, license-check, insure, warrant, or guarantee any contractor, inspector, specialist, appraiser, engineer, tradesperson, or other service provider, and is not a party to any communication, estimate, inspection, engagement, contract, payment, work, dispute, or claim between you and any provider. Where we do have a relationship with a provider, or are paid in connection with showing them to you, we will say so where the provider appears.

You are responsible for independently verifying licensing, insurance, bonding, experience, references, pricing, scope, permits, and suitability before hiring or relying on any provider.

11 · AI transparency

Limn Pro uses AI models to assist with document analysis and risk scoring. Results are probabilistic and should be treated as guidance, not fact.

12 · Severity labels and action responsibility

Severity labels ("Needs attention," "Review," "Noted") are informational only and are not instructions. You are responsible for deciding what actions to take.

13 · No warranty; assumption of risk

Limn Pro's analysis is provided "as is," without warranties of any kind, express or implied — including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. Your use of Limn Pro is at your own risk. We do not warrant that the Service will be uninterrupted, error-free, or that findings will be complete.

14 · Cost estimates

Cost, repair, and materials figures are estimates for planning only — not bids, quotes, or guarantees. Actual costs vary.

15 · No licensed professional services

Limn Pro is not licensed as a home inspector, contractor, appraiser, engineer, architect, real-estate broker, real-estate salesperson, attorney, or other licensed professional in any jurisdiction, and the Service does not perform services requiring those licenses.

Limn Pro does not visit the property, observe site conditions, test systems, open walls, inspect inaccessible areas, verify measurements, or confirm whether work was performed, permitted, completed, or code-compliant.

Cost ranges, materials lists, severity labels, and condition-risk labels are generated from documents and public-record information. They are general informational estimates only. They are not bids, quotes, appraisals, repair instructions, engineering opinions, inspection findings, or professional opinions about the physical condition, value, safety, habitability, code compliance, or marketability of any property.

16 · Your reports

Every report we produce carries this statement, and it governs how the report should be read:

This report is AI-powered from your documents and public records, for informational purposes only — not legal, inspection, or financial advice. Verify important findings with a licensed professional before making decisions.

You keep your documents. As between you and Limn Pro, the report is yours to use, download, edit, keep, and share — with your agent, attorney, lender, or anyone else — for as long as you like. We don't make any claim about whether automatically generated output attracts copyright, in your hands or ours. If you share a report, this disclaimer travels with it. How we may use your documents and reports is set out in the Privacy Policy and in the consent you agree to at signup.

17 · Limitation of liability

To the fullest extent permitted by law, Limn Pro and its officers, directors, employees, contractors, service providers, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, punitive, or enhanced damages, or for lost profits, lost opportunities, loss of use, diminution in value, transaction losses, negotiation outcomes, failed closings, repair costs, contractor charges, appraisal differences, financing consequences, or decisions you make or do not make in connection with a property transaction.

To the fullest extent permitted by law, Limn Pro's total liability for all claims arising out of or relating to the Service, a report, or these Terms will not exceed the greater of: (a) the amount you paid Limn Pro for the report giving rise to the claim; or (b) $100.

This limitation applies regardless of the legal theory asserted, including contract, tort, negligence, strict liability, statute, warranty, restitution, or otherwise.

Nothing in these Terms limits liability that cannot lawfully be limited.

Decisions are yours. Buying, selling, renegotiating, waiving a contingency, or walking away are your decisions, made with your professionals. Limn Pro informs those decisions; it does not make them and is not responsible for their outcomes.

18 · Your indemnity

You will indemnify and hold harmless Limn Pro and its officers, directors, employees, contractors, service providers, and affiliates from and against any third-party claim, and reasonable attorneys' fees and costs arising from it, to the extent it is caused by:

  1. your uploading or submitting material you did not have the right to upload, submit, or have processed;
  2. your publishing, distributing, or altering a report unlawfully, or presenting an altered report as ours;
  3. your material breach of these Terms; or
  4. your violation of law or of a third party's rights.

This does not apply to anything caused by Limn Pro's own act, omission, or breach. We will notify you promptly of any claim, and you may control its defense with counsel reasonably acceptable to us; you may not settle a claim in a way that imposes any obligation or admission on us without our consent.

19 · Intellectual property

  1. Yours stays yours. We claim no ownership of the documents you upload — some of which will have been written by inspectors or other third parties, not by you. You grant us the rights needed to store them, analyze them, and produce your reports — plus the additional uses you agree to at signup, described in the Privacy Policy.
  2. Ours stays ours. The Service — software, models, methods, scoring, interface, and the Limn Pro name and marks — belongs to Limn Pro Inc. These terms grant you a limited, non-exclusive, non-transferable right to use the Service, and nothing more.
  3. Feedback. If you send us suggestions, we may use them freely and without obligation.

20 · Billing

Limn Pro is sold per report. The price is shown in the app before you are charged, and you are charged once per report. There is no subscription and nothing renews.

Report credits do not expire unless otherwise stated at purchase or required by law.

Fees are non-refundable except where the law requires otherwise or where Limn Pro decides otherwise in a given case.

We may change prices at any time. A price change will not affect a report you already paid for.

21 · Termination

You can stop using the Service at any time and delete your account from Account & privacy in the app. What deletion removes and what it retains is set out in the Privacy Policy.

We may suspend or terminate your access if you breach these terms, or if we're required to by law. If we terminate your account without cause, we'll refund any unused report credits you have paid for. Sections 4 through 19 survive termination.

22 · Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Disputes will be brought in the state or federal courts located in California, and you and Limn Pro each consent to their jurisdiction — except where the law of your home jurisdiction gives you the right to sue locally, which these terms don't take away.

23 · Changes to these terms

We may update these terms. When we do, we change the "Last updated" date at the top. For material changes we'll notify account holders before the change takes effect. Continuing to use the Service after that date means you accept the updated terms; if you don't, delete your account.

If any provision here is found unenforceable, the rest stays in force.
